Invest £10,000 in investment land for sale
Ten thousand pounds is in practice the entry level for most UK land investments, although it is possible to buy land for land investment purposes if a ten thousand pound investment land outlay is beyond your means . For instance, you could invest five thousand pounds for which you might receive in the region of three acres of agricultural UK land (depending of course in which region of the country the land is located). However, agricultural UK land for sale at around £1,500 per acre is very unlikely to be viable development land in anything other than the long term. That is not by any means to say that investing five thousand pounds in UK land would not make a sound land investment, since it could be used to generate a modest yield (through using it for farming or light commercial purposes). Moreover the (very) long term outlook for UK land seems fairly promising. This is because population growth will likely see UK land which is currently considered unsuitable for property development to be reconsidered as potential residential development land in the future.
However, it would be unwise to expect significant investment land gains to be generated from a £5,000 land investment: such an acquisition can only really be considered long term, highly speculative investment land. There are opportunities to buy shorter term investment land for £5000, which could provide an opportunity to benefit from land development gains, but not in the UK. The accession of former Eastern bloc countries to the EU and their increasing popularity with tourists may present land investment opportunities at the sub £10,000 level, but such investments are not for the feint of heart, particularly since land registration in these countries is often less established than in the UK. At any rate, since this website is concerned only with UK land investment, no further remarks on non-UK investment land will be made here.
If you have around £10,000 to invest in land or £15,000 to invest in land, there are choices closer to home. Just as with the person with £5,000 to invest in land, you might consider acquiring several acres of agricultural UK land. In fact, you could buy land in different parts of the country to increase your chances that the land you buy is in ’the path of growth’ such that a land development firm may wish to acquire your land at a significantly higher price than that which you originally paid for it. As mentioned above, this type of investment land should however be regarded as long term and highly speculative land investment. Alternatively, plots of UK land are being sold by firms known as ’land banks’ from around £5,000, although investors should treat such land investment offerings with suspicion. In most cases, these companies have very little expertise working with development land, indeed some UK land banking firms have been forced to close since they are not authorised to provide collective investment schemes.
For those with around £10,000 to invest in land and who wish to participate in the gains associated with taking land without planning permission through the UK land planning system, buying land on a Site Assembly project may be worth considering. These are typically made available by property development firms who offer land for sale on their projects as a means of releasing some of the capital that they have tied up in the land development site. The challenge though is finding such development land: it is fairly rare - but not impossible - to find these types of land investments for less than £25,000.
