As with all other investments, there is only really one golden rule of land investment, which is ‘buy land low, sell high’.

Yet this is not very instructive to the layman who is considering investing in land, since in many cases they will lack a practical understanding of the indicators of potential value in a UK land site. And it is only with an appreciation of those value indicators that will allow the UK land investor to adhere to – and profit from - the golden rule mentioned above.

So rather than offer glib clichés, in this section you will find the twelve most important considerations when buying investment land.

The twelve guidelines are not exhaustive, nor do they pertain to all types of land investment. They do however represent the key areas which you are strongly advised to explore, especially if you are considering investing in land in a Site Assembly/development project.

As you will see, the twelve guidelines encompass considerations such as sustainability, housing demand, legal matters, and funding. Unless you can satisfy yourself that your proposed land investment meets all the criteria in the twelve guidelines, you will expose yourself to unnecessary risk.

Conversely, if you take on-board the points made in this section, you will be in a strong position to properly evaluate any given land investment you are offered, allowing you to acquire UK land with true development potential and pass on that which lacks prospects.
