Does the land investment provider contractually retain a holding in the investment land site?
As well as a track record in UK land, good land investment providers retain a holding in every investment land site they offer. This is for the simple reason that it is preferable that the firm with land for sale has a financial motivation to take the investment land site through the planning system.
Two key questions should be asked in this regard by anyone who is buying land:

Two key questions should be asked in this regard by anyone who is buying land:
- is the land holding retained by the land investment provider materially significant (ie more than a percent or two of each land investment site)?
- is their retention of a portion of the investment land site enshrined in the legal contracts which govern the land investment agreement?
