Sustainability study prior to acquisition

Has a full sustainability study been carried out on the land investment site prior to acquisition?

‘Sustainability’ is a key concept in UK land investment. Click here for more on sustainability with respect to UK land. Unless you are buying land and personally overseeing the change-of-use work, you must ensure the investment land site has been fully scrutinised with respect to its sustainability.

Those buying land as a UK land investment can usually themselves identify some, but not all the features of sustainability. Whether or not there is a local economy near land for sale can be easily discerned; however, other sustainability issues on investment land (eg soil quality, title deed restrictions) cannot easily be ascertained by a private individual who is buying land purely as a land investment.

The best investment land is that which meets all sustainability criteria and the best land investment providers are those which carry-out substantial sustainability studies prior to acquisition of the investment land site. The costs involved in a full sustainability study on UK land can run into tens of thousands of pounds: on good UK land with strong development potential, this outlay is very much worthwhile. Before you buy land, you must be sure that this work has been done, by using your own judgement and asking for evidence from your land investment provider.

As with other investments, if a land investment provider has a track record in development, it is reasonable to assume they have the ability to competently undertake a full sustainability study. Nevertheless, when buying land as a land investment you must assume nothing. It is essential you probe your investment land provider to understand precisely how much work has been undertaken to establish the sustainability of the land for sale. If you fail to appreciate the importance of sustainability, you’re better off not investing in land at all. Conversely, if you do appreciate the concept of sustainability in land investment, you will be well-placed to judiciously select your investment land, and enjoy handsome land investment returns.
