Transport and road access
Does the land investment site have road access? Is there an existing transport infrastructure?
Road access and transport links are key features of the best investment land. UK land which lacks proper road access (ie more than a dirt track) rarely makes a good land investment. This is because if new roads are needed to gain access to the land investment site, the project’s costs and timeframes are likely to rise (new road building is expensive and requires engaging multiple government agencies).
The extent of existing transport links on any given UK investment land site is also extremely important. If the residents of a proposed new development cannot get around without the use of a car, the land investment site runs the risk of not gaining a planning award.
