THIS IS NOT A LAND BANKING WEBSITE. This is an educational tool which will reveal the opportunities and pitfalls in Land Investment.

UK Land Planning

Planning Permission

Planning Permission follows reallocation and has 2 key stages:
Outline Planning Permission
Permits in principle the building of the proposed development, although the planning authorities reserve the right to deny development if they are unsatisfied with details relating to the plans which later emerge.

Detailed Planning Permission

Confirms that the plans have been fully authorised. At this point, land can be sold to a house-builder, who will typically pay 35% of the land’s total retail value with houses on it.
